Does anyone know of a local supplier of reconditioned large appliances in and around the Sutton area of Surrey?

Its a washer dryer I am looking for and feel loathed to buy a new one as my current tenants have broken two new washing machines beyond repair already in the 2.5 years of their tenancy?

Consider not getting a combined washer-drier - they break down more than just about any other domestic appliance, apparently. If your Ts actually damaged/broke the two appliances, then claim the cost of repair/replacement (minus normal wear and tear) from their deposit.

If it was the case that the machines simply broke down during their tenancy, but you cannot prove that your Ts caused the breakdown (through misuse, etc), then you are presumably obliged to repair/replace at your own cost (unless your tenancy agreement stipulates otherwise?)

In which case I would advise you to go for separate washing machine and tumble drier (which doesn't need to go in same place as the washer, if space in kitchen (?) is limited). I assume that there are more of these around on re-cycling schemes in any case - washer driers are less commmon. Having said that, second hand electrical appliances can be dangerous and youa re responsible for ensuring the electrical safety of anything you provide in the property. Remember to get the items PAT tested before installing.

If they have otherwise been good tenants, paid rent on time and not damaged anything else, I would be tempted to stand this one. If they have broken lots of things...consider changing your TA to make them responsible for the provision of white goods when you next renew the fixed term.

If they are on an SPT, consider issuing a s21? Do you wantthem to stay or go?

Thanks for that might be worth getting a separate dryer if its a condenser one as space in kitchen is limited, so could put elsewhere and the reason for wanting to get dryer is current tenants have caused a lot of condensation resulting in mould growth, so want to stop people drying clothes in house in the the future.

Current tennants have given me notice to leave next month, which im glad about as have cost me £2,500 in relacing broken appliances. During their tenancy I have replaced: Fridge, Freezer, hob, oven, washing maschine twice and hot water storage tank as well as paying for repairs before the items were finally replaced. I guess the problem is that I can't prove that they have abused these items or they have just failed, albeit some of them were new and some repairs done under warranty. Althogh it is an abnormally high breakdown rate for any landlord to have to stand. Will be keeping all white goods of TA's in the future

That is indeed a lot of damaged appliances. One wonders whether those Ts are as unlucky when it comes to their own possessions...:(wasntme):
