How many adults (Students) can live in a 3 bed house?

Currently

1 couple sharing, and 2 single residents in 2 rooms(3 rooms total)

would we be able to have 2 couples sharing (2 rooms) and one single resident in 1 room (3 rooms total)

House has 1 kitchen 1 living room 1 bathroom/toilet.

The answer to this lies in
a) the size of the rooms
b) the landlords agreement

Five adults in a three bedroom house is pushing it a bit, unless the proportions of the rooms are very generous.Does the living room area have space for 5 sofa/chair 'spaces' and a dining table (so they can eat at it if they wish)? Or is the kitchen very large (can a table go in there?)

Also, you can be asking for trouble if you rent to cohabiting student couples. They are usually still young and tend to break up - which may lead to one moving out and the other not being able to afford the rent.

Mature student couples (aged 25+) are different, but then, they usually want a one or 2 bed place to themselves.

Based on another post by OP s/he is T wishing to reduce overall rent or to sublet. OP has not stated if property is to Ts that are 'joint & severally liable' or on a room basis. IMO such proposed arrangement could increase friction between Ts re kitchen/bathroom avail.
As LL/ex student I may single room to be vacant and avail for study room if letting to students. Rent adjusted to compensate for loss of 3rd T.
OP does not indicate if 2nd single room is due to become vacant voluntarily

Rent adjusted to compensate for loss of 3rd T.Sounds like a very good idea - but as this room would not be 'demised' to anyone then it falls to the landlord to keep such a room tidy/clean. Most of the time, the landlord can informally delegate that back to the tenants - but what if they don't? Or what if one out of 3 does, and complains to you. If you're not complying with the 2006 regs, thats hassle you could do without.
