I currently have a prospective tenant who is living away from my town, and she would prefer not to have to come down again until her moving date. Can a contract be sent to her for her to sign and return by post? If it can, who would she need to use as a reference to make it legal? Any advice would be appreciated. Thanks you

If it can, who would she need to use as a reference to make it legal?Assuming this is a straightforward Assured Shorthold Tenancy agreement, then yes she simply needs to sign it and post it. No need for a witness (if that's what you mean by 'reference') whether she signs it front of you or posts it.
