I updated a house a few years ago into a HMO following the councils guidelines at that time.I am now doing another one(because the incomes so much better than the rest of my portfolio). Since the last conversion, the council has brough out new guidelines that are more relaxed than the old ones. I concentrate on smaller HMO's 3 storeys 5 bedrooms.
All the electricians have produced quotes for full systems including fire alarm panals, break glass points,emergency lighting claiming it is necessary. Now the guidelines are out from the council that say a smaller HMO doesnt need those things just fire doors and sounder/smoke alarms. Even the sparks didnt believe the paperwork and I had to make them call the council to confirm. I can tell they are not too happy with it-is this because the job now involves less work therefore less revenue?.
Anyone else had trouble with sparks still trying to claim you need the full shabang!.
