Does anyone know if the replacement of electrical/kitchen appliances in a furnished rental accommodation can be included as an expense?

For instance a boiler or washing machine that packed up...

Items considered furnishings are not an allowable expense for replacements as it is covered by wear and tear allowance. These would include white goods which you would not normally expect to provide in an unfurnished accommodation. However, repairs and service contracts are an allowable expense.

Items considered to be equipments and fittings are allowable expense for replacements. These would include boilers and fitted kitchen etc. Original cost would not have been allowable for these items but replacements (not improvements) on a like with like basis or the nearest modern equivalent are an allowable expense and included in the ''repairs and renewals'' category.
