Hello! We have new tenants moving in shortly. Our previous tenant has moved on to pastures new. We had an EPC when we bought the property and let it to him.

Since then the rating has improved because we have put in energy saving lightbulbs and had cavity wall insulation.

Interestingly the previous EPC said "cavity wall, as built, insulated (assumed)" which is not correct because I checked with the builders. There was definitely no CVI but there is now!

Do I need to have another one done?

No, the EPC is valid for 10 years. You may want to have a new one done, but the only thing to affect it's 'score' would be the lightbulbs, and you can show those to tenants without paying £80 for a new certificate.

No-one ever asks to see them, at least not yet!

I thought we, as Landlords had to provide them.
