Hi,

I have recently moved from having a single contract for the 3 bedroom house that I let, to renting rooms individually and having a separate contract for each room.
I have also taken out an HMO insurance policy, which states that the contracts needs to be ASTs.
Does anybody know of any specific modifications one must make to a standard AST to make it suitable for one sharer renting one room?

Or ideally can anybody point me to any examples of such a thing?

Many Thanks,

Nick

OK - Let me ask the question in a different way:

Are their any HMO landlords who can say what type of contract they use for their tenants?

An AST, or something different?

Any help appreciated.

Many Thanks,

Nick

Standard AST, but instead of describing the property as "123 High Street" you would describe it as "Room 1, 123 High St" or "Upstairs front room, 123 High Street"
