I have a 2 bed flat currently let on an AST to a single tenant. I have 2 friends that want to move in.

Can I charge them on a per room basis? They are HB claimants and so would each claim separately and collectively this works out more rent than if they were on an AST.

What are the rules with flatshares - I've read somewhere that one definition for an HMO is that there must be 3 or more people sharing. Does this mean 2 in a flatshare will not qualify them for a HB on a room basis?

Assuming this isn't a problem and I can go ahead, how are the obligations different for a landlord of a flatshare as opposed to an AST? Am I responsible for payment of any utilities or council tax?

This is new to me, I've always let on an AST basis so any advice will be greatly appreciated!

So your current tenant is leaving and new tenants are occupying a room each.. Why would they not have AST's do you live there also??
