Sorry if this is in the wrong forum, but i am just seeking other people's views about this....
Right, last year we sold our house to a private company who buy the property from you, and keep you on as a tennant, they then give you 3 months (knowing full well you're in no position) to buy it back, then they go on to sell it to "another private" landlord/company,if you yourself don't buy the property back, well, this house has been on the market for 12 months now, and i have looked at their website and it says....
Cash buyers only, Minor cosmetics needed...now this is where it gets interesting, it says External viewing only!
The minor cosmetics that need doing in this house is an UNDERSTATEMENT!
The house needs new windows, central heating putting in (although i know the LL is not obliged to do that)the external kitchen door needs screwing back in place, the garden gate at the back needs replacing as that has totally come away from the concrete post, so no security there whatsoever, specially with the back door being knackered. The immersion heater hasn't worked for 8 months, so no hot water in the kitchen sink or the sink in the bathroom, only the electric shower, the main light switch in the living room doesn't work, neither do the 2 plug sockets in my kids bedroom, the toilet itself needs bolting to the floor.
I know a lot of you may say i should do these repairs myself, but i KNOW my LL will not re-emberce me no matter what, they knew what repairs needed doing when they purchased the house from me, although i must admit, the immersion heater and the garden gate has been the only 2 things that have needed repair AFTER the comany bought the house from me.
What i am wondering is this....considering ALL the repairs that DO need doing, and they are advertising "minor cosmetics" and "External Viewing" only, is this company "falsely advertising"? I seriously think they are.
Just on another note, my neighbour rang this company up a few weeks ago and asked about the house, and they told her the house wasn't for sale, as the tennants were in the process of buying it back, then i got a bloke round a few weekends ago, (a private LL) and he told me it was a good job my son had come out of the the front door, as he was going to have a look through the window, as he was told by this company that the property was "empty"!!!!
The mind boggles, would any of you pay to invest in a house that's going for around £90-000 knowing it's faults/repairs and you know it's external viewing only?
One more thing....my neighbours private LL, told me that my house needs a complete re-wire too! This company told me they would do all the repairs within 3 months of buying the house, then when i rang them and explained what they had said, they told me that i had REFUSED for them to do any of the work!! Lying toerags!!!!

The list you gave, i would consider as minor repairs, maybe £10,000 to £15,000 as to value of house at £90000, it depends on house , area and rent acheivable, if house is being marketed at say 20% to 25 %below other houses of same type, it would be worth buying for investor/property renovator.

Agree with Welshgold.

The landlord cannot demand that prospective purchasers or new tenants have entry to the property before the current tenancy ends and a current tenant is entitled to say no to such intrusions.

The arrangement the OP is concerned about avoids the need to disturb the existing tenant.

I would be interested to know what kind of tenancy agreement you have and the term (length of time). Is it an assured shorthold tenancy?
I'm just interested to learn about this kind of deal for educational purposes, definately not for a business plan.
