View Full Version : Letting partly-furnished: can I claim "wear and tear"?

I have a two bed unfurnished property, I have moved due to my job and wish to return to my home eventually,in the meantime I am renting it out, my question is about my tax return the property has carpets and curtains and a cooker, although I rented it out as such as unfurnished, can I claim it partially furnished with these items in it??? I mean its meant for wear and tear, surely my carpets curtains and cooker will all be being worn as such??:confused:

Its my mums house that she left me after her passing.

I mean its meant for wear and tear, surely my carpets curtains and cooker will all be being worn as such??Yes, you can claim it's partially furnished, that's not a problem - it's even true - however if you think that means you'll be able to claim the Inland Revenue's wear-and-tear allowance of 10% off rent received then think again: the rules clearly state that part-furnished properties do not qualify. It's in the relevant PDF manual on the IR site.

You can still offset wear and tear against tax but it will have to be by claiming the actual cost of the carpets/curtains etc when you actually replace them, not a notional 10%.
