View Full Version : Planning aspects re splitting house into flats

I'm considering splitting my property into two units for separate sale.

I know that I should at first consult with an agent for advice on the final resale viability, apply for planning permission, consult an architect, get building quotes and apoint a solicitor to handle the legal aspects of the lease.

Are there further considerations I should be making?

- Also, which order do I do this in - do I apply for planning permision first - or the legal requests for the lease?

- Will the architect 'project manage' it, or will I need to get a project manager to handle the builders?

- Also, I'm in a position to buy into the lease - do you think this would be beneficial, or just an added cost that wouldn't make much of a difference?


I'd like to try get off the mark with the correct approach and right person.... any info will be greatly received.

I would ring your local planning department up first and ask is there are any policies in the local plan/UDP which could potentially prevent you from dividing the property.

I would go further than this and assume that you will need planning permission for the subdivision into 2 flats.... have a look at planning policy on the council's website and then apply with a good architect in advance of yo selling... Once you have the PP you will have the security you need to split leases, titles etc.... If you got PP to buy into lease after PP was obtained would that effect value?? You may need advice on this form a good local agent/slolcitor...

On project management issues, this could be done by an architect but could equally be handled by the contractor himself, as its a small project..
