What happens when a tenants wants to assign his lease and the landlord happens to want it back for himself. As landlord you cannot withold license unreasonably one of those unreasonable grounds being re-possession. So what options are open to a landlord in these situations.

Providing your tenant has fulfilled his obligations under the lease and the lease allows assignment, your tenant has a right to do so.
If you unreasonably object or delay you could find yourself facing a claim for damages.
The main grounds for objection would be to do with the proposed use, or if the new tenant does not meet your credit checks criteria.
The only other option is to negotiate with your tenant to surrender his lease back to you, perhaps on some finacial incentive?
