Afternoon all,

I have two related questions that I'd much appreciate your help with.

1) The garage roof at my rental property was leaking, and the roof timbers had deteriorated (ie were rotten). I had a new roof fitted. Is this an allowable expense? The property had been rented out for some time at this point. There was no way of carrying out a cheaper, partial repair. Replacement was the cheapest option.

2) The work was carried out in March 2010, but the invoice not dated, supplied or paid until mid April 2010. Within which tax year is this applicable? 09/10 when the work was done, or 10/11 when the invoice was dated/paid.

Many thanks in anticipation!

1) Provided the new roof is to the same spec as the old one. If it is pitched where the previous was flat; if it has a new spaceage fabric on it whereas the old was felt and chippings then no it is not allowable.

2) 09/10

Thanks for that. The roof is identical (without the leak and rot). I was just about to leave it until next year's return, so your advice is much appreciated.

Many thanks for your rapid response, too.
