Hello,

Form SA105 states "You cannot deduct expenses incurred in connection with the first letting a property for more than a year. These include legal expenses such as the cost of drawing up a lease, agents’ and surveyors’ fees and commission"

If I have a normal 2 year tenancy contract and pay the agents fees twice - half at the beginning and the other half a year later - can I deduct this as an expense?

Can I claim the usual cleaning + inventory costs that are done for most tenancies?

Why the difference for "more than a year"?

Because "more than a year" creates a long lease which is capital.

No, you cannot claim the agents finders fees even if they are invoiced monthly.

Cleaning is fine. The inventory I think is the surveyors fees at the start of the lease so not allowable?
