I would be very grateful for any advice. We have a building licensed to someone ( a true license, no exclusive use etc).
This person has not paid us for some time but still has goods stored. Their "ultimatum" runs out next week.
I know that if you have a commercial tenant you can "distress for rent" ie call in the baliffs. Does anyone know if the rules are the same in my case please?
All I want to do is get rid of this person. I have told him I will remove his goods next week if he has not done so or has not paid up in full. Can I just skip his stuff provided I have given written notice? Any advice gratefully received.

If you are confident that this is a license situation, then after giving a reasonable period of notice, I would say that you are entitled to peaceably re-enter and change the locks.
You would then be in a bailee position with the licencee's goods - ie you are responsible for these until after giving notice your tenant collectes them, or you sell them or otherwise dispose of them.
