Our lease renewal negotiations are in grid lock. The tenant's 10 year non-assignable lease is up for renewal and he is adamant his rent will not rise a £1 more than it currently is as there is no evidence to make comparables in the area - not helpful. He doesn't have a surveyor and we are not bothered whether he stays or goes and hope that he forgets about his deadline to apply to the court so that he loses his rights. We have now offered him the same lease, on the same terms and condition but for only 5 years instead of 10. He states that the court will look negatively on this and because there are no alientation rights the passing rent will in fact be reduced or worse alienation rights granted, If he succeeds getting this to court

can we as landlords protect ourselves against the court case costs and legal expenses and if so, any reccomendations out there.

Does anyone know if there is any way we can retract our 25 notice agreeing to renewal or on any grounds we can get him out before.
