View Full Version : Insuring re loss of rent and gardener's tools

Can no one tell me whether or not I am correct in thinking that Rent Guarantee in the form of automatic payout of 20% buildings rebuild cost, is uneccessary; if the freeholder is only getting £7.50 per annum?
Surely the cost of this (£99 on this site) is only for 'landlords who are trying to protect rents where the income streams are £100's to £1000's per month.
What does AXA charge for this?

What is the cost of gardners tools insurance? This being another scam as all land in the estate was split into private parcels back in 1957!

Rent guarantee pays against loss of rent receivable not ground rent? The 20% of buildings sum insured in fact refers to alternate accomodation cover under the building policy?

Gardners tools? Do you mean tools left at the premises? Or his general tools of the trade?

I think you are referring to Loss of Rent, as part of a Landlords Buildings insurance policy. Most, but not all, will have Loss of Rent up to 20% of Buildings sum insured automatically included, but please check on the Schedule or with your insurer / broker. This covers any Loss of Rent due to one of insured perils becoming operative and protects the landlord whilst they can't rent the property out.

Re the gardeners tools. Please always check with insurer / broker about these kind of items as they may not be insured under the Contents insurance without them being specified, as they maybe kept away from the property.
