Hello,

I own some properties which are all in the same street next to each other. I am looking into the possibility of demolishing them and building one large building.

I understand that I would need to consult the planning permission authorities, contact an architect to design the new building and get into contact with demolishers and builders to demolish and rebuild..but I have never done this before.

Does anyone know how I should go about this or recommend any articles that may help? Also I would be grateful if you know of any reputable demolishing companies and building companies.

First things first.

You need to contact your local planning authority Development Control and Planning Policy Section. You need to ask them if its okay for you to demolish the buildings, i.e. they could be listed. You also need to have in mind what type of use you want to replace them with. So if they are houses and you want to replace them with houses there shouldnt be a problem. If its industrial/employment uses and you want to replace them with houses/apartments then there might be a problem. You need to find out if the principle of what your proposing is broadly acceptable. Your planning authority will do this for free, and have expert local knowledge.
