i just bought a land investment and my solicitor transfered over the whole folio as they(seller)sighed the contract of sale. can they claim it back of me as they say it was a mistake and now want back.

Where is property? Don't have "folios" in England/Wales. If somewhere else you will need someone with experience of law in that jurisdiction to answer.

As a technical term, 'folio' is associated with the Scottish Land Register.
