Hi there,

Does anyone know whether there are minimum building control standards or planning for sound proofing in a 7-person HMO?

The HMO in question is a two-storey semi-detatched house: I'm thinking there might be specific requirements on the party-walls but also similar requirements on the ceiling/floors/walls of each habitable room within the HMO?

The reason we did not convert our 6 bed property into an 8 bedroom HMO was because it would need to be sound proofed if more people lived there. The quotes and the process were so onerous we decided it wasn't worth the hassle. It did need to be fire boarded though.
Check with your local council HMO department for their requirements, our council were very helpful.
