View Full Version : Tenants to hold-over; one goes/one comes

As a newbie landlord, i just have a couple of hypothetical questions niggling away at me:

1. What if, at the end of the tenancy (6 month), the tenants wish to stay in the property. I would like the property to be still managed by the same agent, would the agent impose any charge?

2. At present i have a 2 x partners in the property, 1 x partner is only on a 6 month work contract and will most likely not be extended and he will move out and back to his original home. However, i have an inkling that the girlfriend and another female friend may wish to stay on due to the girlfriend getting her work contract extended (she is on the AST), what's the best way for the agent to handle this?

and lastly, although this has not happened, i would like to know what would happen:

The agent has interviewed potential tenants and turned away several. He has recommended the one to go for. What happens a few months into the tenancy and the tenant becomes a problem ie not paying rent, damages property etc. Is there any grounds for redress/comensation from the agent?

1 - Your agent will probably want to renew the tenancy and therefore there will be a charge for this, and ongoing management fees as at present, depending on the rate you agree.
2 - It would probably be best to put the two girls on a new joint tenancy.
3 - Providing the agent has done all that a reasonable agent would be expected to do - carry out proper checks etc - then you cannot claim negligence whatever the outcome.

1 - Any idea what the fee would be? (ballpark figure as there is nothing on their website and i don't want to bring the subject up with them unless need be!)

You cant put a price on it as every estate agents different. Mine for example charged £75. But if your adding a new tenant to the AST it could be more!
Does it not state in any of their paperwork how much renewals would be??
