What properties make the best investments (Derby)

What properties make the best investments. I have one 3 bed semi about three miles from the main city centre of derby that i rent out but i will be buying two to three more but was wondering what sort of properties have the greatest yeilds.

The highest returns come from properties with the most occupants - student lets and HMOs. However, both require much more intensive management, and will need expensive refurbs to meet higher safety standards and of course involve licensing now.
The next best is perhaps one/two bed flats or small terrace houses. Larger family homes, particularly in good areas are expensive to buy, hence lower investment returns.

You could buy near EMA they let out like hot cakes and you can pick up a really good bargain i have some contacts:rolleyes:
