Hi Guys.

Currently trying to get planning for flats, but the EA have objected. So we need to get a sequential test done. Ive have already spent a huge amont of money getting to this point. So my planning guy is asking for x amount to cover the cost. How much do these tests normally cost?

If anyone knows, i would be gratefull for a rough cost.

Will depend on the size of your proposal ie the larger it is increases the likleyhood that there will be less sites to look at. Will also depend on what flood zone your sites in, the more at risk it is of flooding then the more likley there will be a sequentially prefereable site.

I can reccomend a cheap FRA consultant if required (depending on what area you are in).

I would suggest a ball park figure of £1500 to £2000 excluding VAT and disbursements for a FRA with PPS25 sequential test as well as liasion with the EA.

Theres nothing stopping you asking for an email quote from some of the smaller practices that are squattered about. Make sure they are FRA specialists though. It may turn out that there are better sites than yours, meaning you will need a specialist to negotiate with the EA concerning mitigations measures and flood resistant design.

Have you already submitted your application? the floodrisk issue was something pretty fundemental that should have been picked up by your planning agent.

Hi, thanks for response.

The developement is for 14 flats near windsor and we are in flood zone 3.
I think my planning guy entered planning to see what objections might pop up to safe money.

You have a small development in a high flood zone in an expensive area of the country! Typing the post code into the EAs online flood map (see link) would have been a simple exercise prior to planning. Last thing you want is a refusal of planning permission on the record.

I suggests you withdraw and start again, preparation of a FRA and EA negotiations are likley to push you over the (I assume) 8 week determintion period. No way does 'popping something in to see what the objections are' save money!
