Hi does anyone know of any reputable firms in the North West (Bolton) who buy property for cash? We need to sell our house very quickly. We did reduce it and put it up for sale privately and we had a lot of interest but because we couldn't show them round as we have only just got rid of our thieving tenants, they lost interest.

We now need to sell very quickly. I have rang a lot of the national companies etc but they are not interested in this area.

Any suggestions? We need to sell very quickly and although it is valued at way over £130k most of the ones we have been speaking to only offer around 90-£100k as they are out to make a fortune at our expense! We want at least £105k otherwise we will come out with negative equity after paying off mortgage and second charge. Thanks Again.

Have you thought about selling at auction. At least on the day of the auction the house is sold as the buyer has to have funds in place before bidding.

Not quite right Cris.. I believe that once the hammer has dropped that is seen as exchange and a deposit must be paid, however completion must then be made within 30 days. From experience that can also drag on longer! It may be quicker but you risk not getting what you want for the place and if the property needs work then there is even less chance of it going through for the price you want.

Yes, point taken, I think that in general you are right justaboutsane.

I bought one of my properties at auction and I had to have survey done, solicitors engaged and money in place before I could bid. Transaction completed in 21 days and I had to pay the guide price plus some. I think a great deal depends on the area and it has to be said, down here in the south of england, properties at auction go for marginally less than they do when offered through agencies.

I have also sold property at auction, purely because the transaction is usually much quicker and you can set the guide price.

Which ever company you go to, DON'T get involved with "The Lending Point" in Manchester, they have a sub company which buy houses for cash, and we used them, and they fleeced us basically, we walked away with jack s***! I won't name the actual company we used, as you never know if any of them come on here! Have you tried looking on the net? don't use National homebuyers either, they've been reported to watchdog from what i've read.

Hi everyone please don't get involved with this man or his company - Lyndon Forshaw at WESTPOINT HOME BUYERS - They advertise also in the newspapers and say compare our prices they are the best!. Our house was valued at over £135k a few weeks ago by 2 estate agents and although I know for a quick cash sale we expect to lose money and I know they usually only offer up to 90% but this chap has just offered less than half! only £60k -I have told him it is not a less than half price deal and although I completely understand they are out to make a profit, there is a massive difference between making a profit and completely ripping someone off!

So everyone if you need to sell quickly be very careful not to deal with him or his company - Lyndon Forshaw at Westpoint.
