I have a property that has had the door broken and tenant advises the property was burgled, who is responsible for the repair cost?

Your insurance company, assuming that the break-in was reported to the police.

Call your tenant and ask for the incident number. As MTG says the insurance company will pay for it but only if it has been reported to the police.

And if the tenant did not report it to the police within the period specified by your insurers, you may have a problem persuading your insurers that it was in fact a break in and not a 'domestic' for which the T is trying to pass on the cost. They are usually OK about these things, however. (For example, if the break-in had occurred whilst T was on holiday, it may not have been discovered until their return, and insurance companies usually pay in in those situations).

What does your policy say about it?

And what does your tenancy agreement say about T's responsibility to report criminal damage to the police or to you?
