What properties make the best investments

What properties make the best investments. I have one 3 bed semi about three miles from the main city centre of derby that i rent out but i will be buying two to three more but was wondering what sort of properties have the greatest yeilds.

You may find that there is not a set format for what is the best, which could be the reason for the lack of responses. From my limited knowledge I do know that it varies depending on area.

It may be a good idea to go to a few local agents and do some research on rentals and property prices.
