Thank you for your email.

I read my agreement and i have entered "the landlord requires minimum 1 month's notice" as the last tenant only gave us 1 week's notice and I wanted to cover our back. Is it possible to backfire on us?

Also I am trying to get a copy of the agreement as I am abroad this week, to see what the first paragraph says exactly in relation to the 6 months.

Also we protected the deposit for 6 months, will I be able to unprotected?

The most annoying thing is that we part furnished for them as it was originally empty flat and now we have to give the deposit back and we actuallz ended up with debt.

Also what's this new thing to get an efficiency test when you rent your property after 1 october?

I think you are referring to an energy performance certificate, which is an assessment of the property's energy efficiency, together with recommendations of practical measures which can be taken to improve its rating).

You are required to obtain one for any property which is being advertised to let after 1st October 2008. It can only be produced by a qualified Domestic Energy Assessor. Type DEA and your area into Google and it should generate a list.
