Im on the AST for six months, and my landlord want me out.
He says im committing illegal activities within the residence.

He wont state exactly what Im apparetly doing, and say I have to move out.

I want to know what my rights are as an AST and what they would be under an AT.
I know that he needs a court order to evict me, but what can he do in the meantime.
I dont even know what it is that im supposed to be doing.

What possible actions could he take, including informing police or otherwise - maybe to speed up eviction.

What notices has he served you? Section 8? Section 21?

If you are not commiting any illegal activities, why would it matter if he informed the Police, let them come round and tell them the situation.

He cant do anything because that could be harrasment, and you could take him to court.

Make sure you keep up with the rent, on time and you are a model tenant, that would ensure you have the law on your side.

The poster has said the landlord wants her out because she is apparently carrying on illegal activities but doesn't say which.

If the landlord wants to evict you early then he first needs to serve you with a Section 8 Notice and will have to state on what grounds; these have to be specific and they will be at the discretion of a judge, and the landlord must prove beyond reasonable doubt that you've committed such misdemeanours. In reality the judge is highly unlikely to give the landlord possession and he will be wasting rather a lot of money if he tries. A judge might also consider the mere fact of taking action against you is harrassment so you could counter-claim for damages! I think he is trying to frighten you so don't be too alarmed.

Paul

could you explain your comment "Lets' try and give an answer the poster can understand!! "

I was simply trying to ascertain more information, I dont think gave a answer that the poster could not understand?

If I did, my apologies.

It is very difficult to get tenants out who ARE carrying out illegal activities.A high level of evidence is required if not an actual conviction.I had the misfortune to rent to someone who used one of my properties for immoral purposes and regularly invited her drug dealer friends into the place. The police spoke to her once and then lost interest and I had to rely on an s21 for eviction.

Im having a similar problem but the other way round.

My tenant who im more than happy with has a tenancy for a year - the building he is living in is down for enforcement (its already happened) and i wasnt aware of this fact because i didnt get ANY papers to this effect.

The local authority have not written to the tenant/served any papers on him but have demolished his flat (and still left no papers saying why they came)while he was away on holiday ALL because they got NO answer at the door! so they smashed the windows in!
