View Full Version : Letting agent Sends Late Rent

This letting agent can find an excuse every month, and he keeps on sending me the rent by the 20th of the month, rather than when it should be : the 10th of the month;
I keep in touch with the tenants who normally inform me that the money has cleared from their account, and whn i call the agent he is always in a meeting.
Which is the right body to tal to and make a formal complain against this agent;
I would save myself and the agent the complain, but unfortunately i have to do it as i have proposed him, to get the money back and switch to another agent, and he does not accept it;
How does it work int his case ?
Please can you help ?

Er actually, you need to tell the members which professional body (if any) the agent is affiliated with.

Hi,
I would also check the contract you signed as I know a couple of agents in my area have a clause stating that they will send the rent within x number of days. If they have a central accounts department they only do landlord payments say once a week ,which could explain why you don't get your money that promptly.
We always say we send the rent within 24 hours of receipt, but not every agent is that quick.
Also, do check with body they are governed by and make a complaint to them, but if they are not an affiliated agent, you should serve them notice under the terms of their contract. If you are already in touch with the tenants there is no reason why they can't pay you the rent direct!

You are wasting your time making a complaint about the agent unless you can't resolve it with them, but as an ABPO for the NAEA I can tell you it wouldn't even get that far. Firstly look at your terms of business to see when they contract to pay their landlords. Remember it's impractiable to pay individual landlords as soon as when rent is received as they are likely to have a large portfolio and can only make payments at certain times in the month.
You are being a little unreasonable.

As I say to all my Landlords, please consider the overall package before complaining about late payments. 10 days from date due to the credit appearing on your statament, is actually quite good.
My golden rule to any Landlord is to credit your bank account with a sum of money equal to at least one months rent. This will act as a buffer should your monthly rental be late at any time. If a Landlord cannot afford to do this, he shouldnt be a Landlord, as there may come a time when urgent repairs are required and funds will be needed immediately.
If a Landlord cares for his or her rent and little else, they shouldnt be Landlords. Your post is unreasonable and your agent is actually doing a good job.
