I live in block of flats and have done so for 20 years. For all of those years we have suffered from condensation, in my son's room in particular and he now suffers health problems from the spores. The outside wall is cold as never gets sun. Over the years we have been told by the managment to air and keep warm, which we have done but to no avail. The property is concrete, built in 60's with no insulation or even air bricks, which I have asked for. Can anyone tell me if it is down to the management committee and insurance or to me to pay for the cost of "repair" to wall?

The answer is really, "Read your lease".

The most likely circumstance though is that the wall is the freeholder responsibility. I've not heard of an instance where walls would be the leaseholder responsibility.

If you think your son's health is affected by spores in a concrete constructed building , you should move out to another place with better insulation and better environment.

No sense to live with condensation for 20 years ?

It does happen, sadly, esp. where a house is split horizontally into two flats on a cheap-and-nasty conversion job.
