Hi,

Is it usual for tenancy agreements to include council tax and content insurance within the weekly rent.

Otherwise calculation gets very complicated when considering such things as shared areas.

What is the normal thing and what are the options.

Contents insurance and council tax are usually separate and not included in the weekly went.

The landlord should take out contents insurance (optional) for his/her furnishings i.e carpets, tables, chairs sofas w/m, fridge etc. It's down to the tenant(s) to take out their own insurance policy for their belongings.

Ive never understood why some LL's include Council tax in the rent, if they are paying, and the tenant starts defaulting, does it not just add to the headaches?
