Hi my house is a terrace with 3 floors, 5 rooms. I'm renting out 4 rooms (2 persons in each room) and I live in the five. I applied for my HMO license the inspector came to check my house and send me a report with 2 options:
1- To keep 2 tenants in each room they will require to have their own exclusive kitchen and a contain whb.
2- In each of the four rooms to have one tenant only. Then double up the existing facilities in the kitchen. And build another bathroom/shower.
When I Applied for the license I did as a Share house, the main problem is that I have not living room that is why the council don't considered my house as a share house (I think).
Now the first option no way I'm not willing to build a kitchen and whb on each room. Also I don't want loose tenants means 35% less profit.
I think the best option is just to make an extension on my garden and build a big kitchen plus a living room. To keep the house as a share house. Now the Inspector said that he is going to speak with some one else to see if is possible but still waiting for an answer.
Any suggestions and advicewill be very appreciate.
