Hi Guys,
I was wondering if anyone can advise me on my current situation.
* I moved into my room in summer 2009 signing a 6 month lease with break option at 3 months and 1 month notice clause.
* My room is in a 4 bedroom house with 3 other people living there and landlord lives elsewhere.
* There is no agent involved.
* My rent is all inclusive.
* My lease expired in February 2010 and there was no contact from the landlord to sign a new one/or extend.
I'm not happy in this houseshare due to the other housemates and have been looking at other rooms but not found anything suitable.
So therefore I didn't chase up the landlord to sign/extend the lease but have been paying the rent on time each month.
A new housemate issue has come up and I may have also found another room which is available immediately. Therefore I don't want to miss out on this opportunity to escape :)
My questions are;
1. Since there is no 'current' lease in force, can I just contact the landlord and surrender the room without notice (and move out), before the next rent payment is due on 18th April 2010?
2. Will I receive my protected deposit back in full if I do this? (the room is in perfect condition - actually better than when rented as I did some decoration and furnished it - landlord at the time complimented me on what a good job I did)
OR
3. What is the correct course of action in my situation?
