3 month AST, query re s21

Hi there

If I were to issue an AST for 3 months, not 6, would the s21 still not be able to be enforced for 6 months? surely as long as 2 months notice is given on the s21 (i.e issued in month 1 of the 3 month period) the tenant would have to leave?

No. The tenant is entitled to a minimum of six months.

You cannot, other than if there are s.8 grounds.
