One is moving out..

Hello all,

I am new to the forum (hello all!) and I have a question about my tenancy.

I am currently living with my sister, on a joint tenancy. She is now thinking about moving out and in with her partner. Since I can't afford the rent on my own I have been thinking about getting my boyfriend into the house.

Is that possible? It would require a new contract though, wouldn't it?
Or do we both have to move out?

Two options (both needing L's consent):
1. You + S surrender old tenancy to L. L grants new tenancy to you + BF.
2. You + S assign old tenancy to you + BF.
