Hello everyone, I have just managed to let a 7 bedroom property out to students (I have never dealt with them before). I expect the tenancy agreement and check-in to take place in the next couple of weeks and everything is agreed, however I do have one question. The students will pay a half rent retainer over the summer until September. The rent is exclusive of utility bills. They all live over 300 miles away from the property (one is in Russia) so its going to be completely empty for 3 months or so. I'm just wondering what the normal practice is with regard to utility bills during this period. Is it reasonable for me to visit the property once a month and send copies of the bills to the students? I'm assuming they are liable to pay them. I'm not quite sure what the normal practice is. Any comments would be greatly appreciated.
