Hi

12 months ago i let out my former home to my current tenants. This was done through a letting agent as a let only and they deducted their annual fee from the first months rent. Now, a year later i need to renew the AST with the tenants (they have been very good tenants and have kept the property well). The only thing is now for this next year i would like to arrange for the property to be fully managed by a letting agent. However, not by the original agent that introduced me to these tenants in the first place (due to inconsistenices in their service-they say they appear to have lost my original paperwork and their staff members/agents keep changing so i end up dealing with different people all the time) but by another letting agent.

My question is if i arrange for the property to be fully managed (and new AST drawn up for this new year) by another letting agency, would i still need to pay the the original agent a renewal tenancy fee as i have kept the tenants they found for me? I checked the letting agreement i signed and it says:

'Renewal fee 4%. This fee is deducted at the start of each fixed term extension to the original AST'

Any advice appreciated

One solution to this is to terminate contract with original agent, and continue with the tenancy on a periodic basis.

When terminating the contract with them do i need to formally write them a letter explaining this?

It all depends on your original agreement with them, if it was let only then it may be that you no longer have any contract with them.
