Hi,

If anyone could help with this would be much appreciated

I wish to give my tenant notice. The start date of the tenancy in the 6th August 2009 for a six month period so am I right in putting the date - 5th May 2010 on the section 21 4 a notice.

Any help on this would be great

Yup, 5 May 2010.
Better to say 'after 5 May 2010'.
Oh, and it's a section 21(4)(a) Notice; don't omit the parentheses.

So I need to issue the notice before the 5th March 2010?

No, well before 6 March 2010. Don't delay, you'll kick yourself.

In this case, the rent period runs from the 6th and ends on the 5th of each calendar month.

OK Thanks Poppy - I will issue it tomorrow 12th February 2010 and stat that I require possession of the dwelling after 5th May 2010.

I'm worried about getting it wrong. Thanks again

I agree with Poppy, and yet I would be worried that an early s21 may induce a 'what have I got to lose' mentality and negative effects on the reliability of rent payments. Your choice.
