View Full Version : Communal garden used as dump by T, present/past

I've recently bought a large HMO and am in the process of sorting the communal garden out (been used as a dumping ground by previous and present tenants). Issued letters telling tenants to identify the items in the garden.Now some of the tensnts are telling me that the building equipment in the garden may belong to a former tenant who moved out 2 yrs ago. Thing is I've noticed that there is more building material there now than a few months ago so maybe this builder is still coming to the rear garden and using the garden for storage purposes. I don't have his contact details.

Can I lawfully remove all of his possessions?

I would suggest that you treat the goods as abandoned tenants property. Do a search on the forum for this.

Try and trace the tenant; perhaps the other tenants know.

I would suggest that you post a sign or tie a laminated note to the goods with your intention to remove the goods within a certain time and removal and disposal costs will be payable by the owner

I would move them to one side so that the 'owner' will immediately know something is happening.

Of course he is trespassing if he is using your garden. Improve security
