View Full Version : Unsatisfactory letting agent

Having had trouble with the former LL's agent I did not want to get embroiled with another, but my OH fell for the "stress free letting" bit. Anyhow stress has been a major point and in the past 8 months I have confronted the agent with their lies and nonsenses: they charged us for an optional electrical certificate that hadn't been done and then had it done months later and tried to charge us a packet; have threatened to call out their own maintenance if we cannot get there within hours to sort out problems which according to the AST were the tenants problem; signed agreements without our authorisation; changed lease without our authorisation and never tell us anything, etc etc.

Now OH is seriously ill and can no longer maintain property so we are trying to sell it. It is in a perfect area for rental - tenant found in 2 days - so great for prospective LL yet the agent has not had one interested party in 6 weeks! We went with them to sell it as we knew they could make it difficult by advising the tenant not to alllow viewings if we went elsewhere. I have had people call asking after similar properties and they have not offered ours. We even got a friend to ask if there was anywhere within two streets and they said no! Obviously whilst they are still getting management fees they don't see the need to sell it but if we sack them as managers they can make it difficult!

So, although we know we can sack them as agents in both areas, if this is going to be mega stressful (really can't take any more stress in this situation as we need our energies to fight a health battle) how else can we approach it? I am tempted to go to the solicitor and dump everything on them and forget the whole thing.
