Are these legitimate expenses that come under maintenance and repair?

I can't load the tax page from this site and don't have much experience of this type.

I'm doing a refurb for a friend who now rues the day they let the local council house their tenants in it on a 3 year lease as the property (private sector leasing scheme) - it has taken the beating of its life and the neighbours and freeholder hate him for the anti-social and criminal behaviour that was inflicted on them by the council tenants.


1. Kitchen refurb (new units, worktop and sink, new flooring) - the tenants 'customised' the drawers/cupboard doors with their own design, broke the drawers, lino is ripped.

2. Bath fittings and plumber costs (needs new bath, shower rail, curtain, shower unit, panel), regrouting/sealant, etc). They must have bathed like hippos.

3. Sanding or carpeting - existing sanded floors are heavily scratched, dented and stained, landlord may sand them again or just put down carpet instead.

4. Replacement curtain rails and curtains (taken by tenants).

5. Internal/external decoration, including decorators labour and cost of paint.

Yes, I think all those things are allowable, except maybe the new carpet where there was none before. Go for the sanding.

Moral of tale: sanded floors in rental properties are a nightmare. Yes, all deductible (assuming replacement is like-with-like and there is no improvement) save for carpet.
