selling a rented property

I have a decision to make, and i would really like some advice and guidance on what to do........ I rented out my house for the last 4 years, while I rented a flat to live in. I am now considering selling my house, investing the money and staying in my rented flat. Do I need to pay Capital Gains Tax and if so how do I calculate this to see if its worth selling. I need to find out if its financially better to keep on renting my house or sell it and invest bearing in mind interest rates against increases in house prices.
