What sort of return should i expect from capital invested in residential or commercial property ? I have looked at many different types/area's and spoke to lots of " experts " but would appreciate any thoughts, rules of thumb or ratio's that you may have.Thanks.

The question of yield tends to depend on who you are and exactly what you want to know.

For example Wickerman's way of looking at it is very straightforward and clear and adopting such a strategy would give you comparisons between property deals, but, if you are considering whether property investements are better than other investements, you would need to look at a net yield. In this case by net, I would suggest adding in all agents/broker fees and also interest on the mortgage.
