Hi,

I'm new to this forum after having it reccoemnded to me by a friend.
I have a few questions i'd like answered if possible. After finding, reading and being told a lot of conflicting things regarding HMO's i'd like some advice from people who actually know.

I have recently purchased a 4 bedroom property. I intend to live in the house myself and let the other 3 rooms to lodgers. The property will have 2 bathrooms, a kitchen and a lounge for the lodgers. The main question being where do I stand with regard to the laws on this? i.e handwash basins in each room, fire doors, mains powered smoke alarms etc. Is it true that if I have 2 lodgers none of these rules and regulations apply?

I don't believe you fall into HMO territory, however, give your local environmental health officer a call and ask. They are really helpful when you appraoch them

HA 2004, schedule 14, buildings which are not HMO's (excluding part 1) permits a owner occupier/resident landlord plus two other occupiers.

So if you have yourself as resident landlord + 3 other occipers its a hmo.

With the numbers you mentioned it falls outside licensing, if this is the case then WHB's dont apply to you, although fire precautions may, which can/could be done under part 1 (HHSRS) if the LA calculate a category 1 hazard exists.
