My tenants left my property in a dreadful state at the end of October. Hole in wall, wires pulled out, carpets and curtains stained beyond use etc. Since then I have been repairing/renovating the property. The letting agent has retained the deposit and they say they still need to calculate how much to give back to tenant -nearly three months on!! (The tenant moved in before the tenancy deposit scheme started).
In the meantime I am having to pay for all the repairs - including ones which i feel the tenants are wholly responsible for. I have asked several times when the deposit is going to be released etc and they keep finding excuses to delay. Eg that the tenants have not asked for any money back...My concern is that they want me to relet the property through them and so are holding on to the money until that happens-but I could do with some idea of how much money I can claw back for the work.
