Hi
Anyone knows of Mountford Estage Agent?

Isn't it a difficult decision to choose a letting agent to do the rent collection, etc. Another question, is it correct that as a landlord we need to have a landlord's insurace (we have a building insurance in place) and a rent insurance (premium being 3% of the whole year rental value).

Thank you, this is our first time to let out a flat as an investment.

When choosing an agent, look for one who is a member of ARLA, NALS or a similar trade organisation that can offer you some security if things go wrong.

Landlords Insurance will replace your buildings insurance. Chances are, your current insurance won't cover the property whilst it is being occupied by tenants. LL insurance also offers protection to cover loss of rent if your property becomes uninhabitable and/or alternate accomodation for your tenants.

Rent g'tee insurance is useful but not compulsory - watch for the policy excess as some won't pay in the 1st 3 months of the policy and most won't pay for the 1st months missing rent.

EDIT: As it's your 1st let, do you have a mortgage? Have you told the lender?

I will let the freeholder know when we find suitable tenants. Our mortgage is on our own house, not on this flat.

#1 looks a bit spammy to meWondered that myself - but as OP didn't tell us how wonderful the specific agent is - or their location - I thought I'd give the benefit of the doubt. Maybe it would be best if the Mod changed the title.

I think 'rosita' may have sniffing out the territory ready to deposit something! I think spammers call it 'softening'.

No, but why do you need an agent for that?

Just get the tenant to set up standing orders which is all an agent would do.

An agent can chase tenants for late/missing rent, but that's pretty much all they can do and since you can do this, I don't see the point in paying them 3% to pick up the phone or to have rent money going into their account instead of directly into yours.

OK. All that OP needs to do is an LZ search for 'Mountford'- as I did.
