View Full Version : property owners liability on contents only policy

i am about to venture into becoming a landlord for the first time and have a query relating to landlords insurance and would welcome any advice.
i own a flat on a leasehold and under the terms of the lease I have my buildings insurance provided by the freeholder (formerly a local council and now a housing partnership) under a block policy

i would like insurance for some contents but also to include property owners liability. Some insurers won't qoute for owners liability without buildings cover,others have quoted me for this but say property owners liability would only extend to claims relating the contents e.g trip on carpet and not say a fall on driveway.

i have spoken to the freeholder and they say their property owners liability under the buildings insurance would not extend to me as the sub-let landlord.

Has anyone else come across this ?

interesting question, i have queried this today with Stuart at landlordinsurancedirect.co.uk who advises me:

"the landlord liability is in a section of the cover in it's own right, which is automatically included as standard with buildings, contents or a combination of both, therefore you can take out a contents only policy and you will be covered across the board for public liabilty"

I shall contact landlordinsurancedirect. They were also recommended on an earlier post I have read since posting this thread.

Hopefully, they can provide me with the cover i require. I have certainly come across a few barriers up until now and was on the verge of giving up and selling up alltogether.

You have given me renewed hope. Thanks for taking the time and providing a possible option.
