hi
i was just wondering if it was possible for a landlord to increase rent purley due to the fact a promise was broken to repair the room?
the rent increase was huge and seems completley unfair :o(

Rent increases are a matter of negotiation - landlords can increase rent to any amount they want if you are prepared to accept it. What you must appreciate is, it's up to the tenant to challenge the increase if it is beyond a market level.
Breaking the terms of the lease in the way you suggest has nothing to do with rent increases - it's a completely separate.
The best way to challenge a rent increase is to appoint your own chartered surveyor to put a market value on the rent for you. This will give you credible evidence with which to challenge the landlord's proposed rent - in the county court if necessary.
