i am about to venture into becoming a landlord for the first time and have a query relating to landlords insurance and would welcome any advice.
i own a flat on a leasehold and under the terms of the lease I have my buildings insurance provided by the freeholder (formerly a local council and now a housing partnership) under a block policy

i would like insurance for some contents but also to include property owners liability. Some insurers won't qoute for owners liability without buildings cover, others have quoted me for this but say property owners liability would only extend to claims relating the contents e.g trip on carpet and not say a fall on driveway.

i have spoken to the freeholder and they say their property owners liability under the buildings insurance would not extend to me as the sub-let landlord.

Has anyone else come across this ?
