View Full Version : Malicious Damage Cover

After reading my policy wording, and a few other companies', it appears that malicious damage is covered (buildings and contents) except for a few circumstances, one of those being damage caused by the tenant.
How is one supposed to recover the repair money, especially when the damage amounts to a lot more than the deposit.
Is it a case of suing the tenant in court?
Anyone know of any policies that do cover for tenant damage?

Yes, damage by the tenant would normally be recovered from the deposit and as you say any excess would be claimed from the tenant and through the court if necessary.
The only insurance I'm aware of which would cover damage by the tenant would be tenant's insurance - i.e. insurance the tenant takes out him/herself.
I presume this is for accidental as opposed to malicious damage.

many landlords and agents make it a requirement of the ast that the tenants has insurance in place, this covers your damage problem whilst also sefeguarding their deposit

As a point of interest, I've just been offered insurance at a very good price by Ashburton, with Prestige Insurance, which includes malicious damage to the building by the tenant.
However, it excludes arson while the property is unoccupied, which strikes me as quite a risk.

personally i would rather insure myself against the actions of an unknown, i.e. the arsonist, and not have cover for actions of people for who i have a signed contract, damage deposit, references, credit check etc.
